Although legal representation is required in many states, Florida does not require a buyer or seller to be represented by counsel. Many Buyers do not realize that the neither the title company nor the title company’s attorney is their attorney.  The job of the title company is to make sure that the chain of ownership of the property is clear as shown by the records kept of all the deeds of all owners of the property from the past to the present and does not represent the interests of the buyer or seller. In fact title searches won’t reveal such things as recent city or county fines that could also be a problem to a Buyer and Seller. Similarly Real Estate Brokers cannot render legal advice and neither a Buyer or Seller can nor should rely on their Real Estate Broker for legal advice.  This may be one of the principal reasons why so many buyers of real estate were put in loan products that were unfavorable and are now facing foreclosure.  We strongly suggest that you have any purchase or sale agreement immediately reviewed by an attorney as you normally have only a limited amount of time to rescind such a contract.  Call our offices and schedule a review immediately.  Below are real estate services we provide:

Foreclosure Defense
